Found one with the big trees and a white kitchen. The backyard looks promising, too. Sending you the photos—I think this is worth a look.

The kitchen is a yes. The roof is still a question. I’ve kept both with the listing so we can look into it before a tour.

How did the house feel when you walked in? I want to know what the photos got right—and what they missed.

A promising house deserves a closer look.
The kitchen caught your eye. Now let’s look at the roof, the tax bill and whether the price makes sense. I keep the reasons to love a home alongside the things we need to find out.
- 1Built in 1948. Were the windows replaced? Ask, don’t assume.
- 2Down $15k after 41 days. There's room here.
- 3$420 a sq ft. Nearby sales: about $395.
- 4Not one photo of the roof. Hmm.

your kind of home
A house can check every box.
And still not feel like you.
Three bedrooms and a price range only get us so far. Show me a kitchen you love. Tell me why you passed on a place. I’ll remember the reasons, ask about the tradeoffs, and get more specific with every search.

“Love the trees.
The house feels too modern.”
What I’m learning about you
“Got it. I’ll look for more character and keep the trees. Would you trade a little square footage for a kitchen you love?”
One useful question. A better next match.
- Look closer.
I work through full photo galleries for the details that matter to you—and the questions to answer before a tour.
- Learn the tradeoffs.
Location, layout, age, garden, bathrooms, pool—what matters most to you, and what can bend?
- Remember what matters.
Your reactions shape the next search. You can correct or edit your preferences whenever you like.
Photos help us ask better questions. They can’t verify condition, dimensions, or what’s outside the frame. A guess about your taste stays a guess until you confirm it.

A kitchen at the end of the gallery. Trees beyond the back fence. A layout that changes your mind. Once I know what matters to you, I read the listings and work through every available photo in the homes I review.

First, your kind of home.
We start with what you care about and what you’re willing to trade. Your answers guide the search.

A few worth your time.
You get the homes I think deserve a closer look, with the reasons they fit and the tradeoffs to consider.
Hattie“The kitchen feels like you. I’m less sure about the backyard privacy—let’s find out before you spend a Saturday on it.”

From “this is the one”
to keys in hand.
Finding the house is the beginning. I keep the listing agent’s answers, lender documents, inspection questions and important dates together, so you know what needs attention next. We’re building toward handling more of that coordination for you, too.

Sheet A-2 · Next in the pilot
More of the legwork, handled.
We're building partner connections so Hattie can coordinate more of the purchase. To be clear about today: lender applications, automatic inspection booking and title ordering aren't live yet, and messages to agents are rehearsed during the pilot.
- 01 · Financing
Ready before the offer.
Track your prep, documents and your lender's letter in one place. Next: a secure lender connection that carries the application forward. Your lender makes every credit decision.
- 02 · People
A familiar contact on the other side.
Keep the listing agent's answers and open requests with the house. Next: email and text coordination that makes each exchange easier for everyone.
- 03 · Inspection
From a report to a decision.
The appointment, report, specialist questions and repair estimates, together. Next: arranging the inspection and following through with the right pros.
- 04 · Title & closing
Know what's still outstanding.
See the people, paperwork and confirmed dates behind your purchase. Next: direct title updates, so missing documents surface before they cause delays.
House rules
(stuck to the fridge, where they belong)
- Shows you where every fact came from.
- Says so when she couldn't verify something.
- Has a licensed broker review anything sent in your name.
- Texts between 9 AM and 7:30 PM, only when there’s something useful. Text "pause check-ins" anytime.
- Lets you approve every request made in your name.
- Never signs, offers or waives anything without you.
- Never asks for bank logins or wire instructions. Wire fraud is real; call your title company.
- Never steers you based on who lives in a neighborhood.
- Never promises a closing date before the people responsible confirm it.
- Never pretends to be a person.
Fair questions
Do you look at every listing and photo?
I start with your preferences, area, budget and requirements, then screen the listings available from my sources. For the homes I review, I work through the full available photo gallery, not just a handful of cover shots. I keep track of missing photos and unanswered questions. Access varies by source, so I don’t promise that every home on the market is included.
How do you learn what I actually like?
Tell me what caught your eye in a listing or send a photo for inspiration. I look at the visible details, ask what matters to you, and remember your answers. A like on one house doesn’t mean you like everything in it. Your private preferences distinguish confirmed priorities from things I’m still learning.
Is Hattie a real estate agent?
No. Hattie is an AI. A licensed broker supervises the pilot and reviews anything that would be sent on your behalf. Contract and legal questions go to your broker or an attorney.
Will Hattie text me too much?
She checks in when something needs you: a price change, a deadline, a document to look at, or to ask how a showing went. Never before 9 AM or after 7:30 PM, with a limit of three proactive updates a day. Text "pause check-ins" and she only replies.
Do I need an app?
No. Hattie is a contact in Messages. For side-by-side comparisons she can text you a private page link that expires after a week.
Who sees my messages?
You, and the broker supervising your search. Your conversation, documents and notes are kept in your own buyer record, separate from everyone else's.
How accurate is the listing info?
Hattie tells you where each fact came from and marks anything she couldn't check. Price and availability get confirmed with your broker before anything happens.
What can I use today?
Preference-led home research, full-gallery photo screening, individual listing texts, document reading, payment estimates, useful check-ins, and a private workspace for your brief, questions, contacts, financing prep and progress. Representation and contract decisions come from licensed professionals.
Can Hattie get me preapproved?
Not yet. Lender and title partnerships are in development. You can track your prep and save a letter from your own lender. Hattie doesn't issue approval letters or make credit decisions, and saving information doesn't submit an application.
Will Hattie contact agents and book inspections?
She prepares the requests and keeps the questions and contacts organized. During the pilot, messages to agents are rehearsed rather than sent, and an appointment Hattie saves is a record of something confirmed separately.
How do I join?
Hattie is working with a small group of invited buyers right now. If you were invited, text from the number you shared and she'll know it's you.
Tell me what home

Where you want to live. What you want to spend. The kitchen, the trees, the feeling you’re looking for. Start there. I’ll help with what comes next.
